With more than 40 years of combined experience, our team brings hands-on expertise in building operations, maintenance oversight, vendor coordination, compliance, and financial administration.

We understand the challenges that come with aging properties, deferred maintenance, rising repair costs, demanding weather, and the day-to-day complexity of HOA operations. Our approach is practical and operations-focused: identify issues early, coordinate the right work, control costs, and help boards make sound decisions that protect both the property and the association's finances.

Led by Nate Smith, Chief Operating Officer, Axiom combines operational discipline with strong financial oversight. We believe HOA management is more than administrative support — it requires experienced leadership, consistent follow-through, and a clear understanding of how buildings, budgets, vendors, and community standards all work together.

Rooted in Summit County and expanding into Eagle County, Axiom serves mountain communities that need experienced, accountable management — especially those with older buildings, demanding maintenance needs, and boards looking for a more capable operating partner.

Three decades in the high country

For nearly three decades, Perry Unruh has been one of the cornerstones of the Summit County property management community. Perry dedicated decades of experience to managing one of Dillon's largest and most recognized properties in the county. His commitment to exceptional service, integrity, and building thriving communities laid the foundation for Axiom Management.

Perry continues his involvement as a member of Axiom's Board of Advisors, providing guidance on policy development and business strategy, and ensuring that Axiom remains true to its founding values while continuing to grow and innovate.

Nate and Jenae Smith

Nate and Jenae Smith

Operations

As Axiom Management's Chief Operating Officer, Nate Smith brings more than two decades of leadership experience and a hands-on, maintenance-focused approach to community management. His experience includes property operations, building inspections, preventive maintenance, vendor oversight, and day-to-day problem-solving in mountain communities.

Nate understands the challenges of aging buildings, deferred maintenance, legacy systems, and demanding mountain conditions. He works closely with boards, property managers, and vendors to identify issues early, coordinate practical solutions, control repair costs, and keep communities operating safely and reliably.

As a Certified Pool and Spa Operator, Nate is committed to protecting association assets, strengthening property standards, and delivering consistent operational follow-through.

Jenae is an expert in operational administration and grew up in a family of entrepreneurs, bringing a strong foundation of business acumen and efficiency to her work.

Nate and Jenae's strong work ethic and attention to detail are driven by their love for Summit County and their three daughters, who inspire them every day.

Sunshine Fister, CIA, CFE, FCPA, CISA®, CMCA®

Chief Financial Officer

Sunshine Fister brings more than 20 years of professional experience in finance, risk management, internal controls, compliance, fraud prevention, systems improvement, and organizational leadership.

Her career includes leadership and professional roles with Ernst & Young, Uber, U.S. Bank, Transamerica, and UnitedHealth Group. She has worked with growing businesses and large public companies to strengthen financial reporting, improve accountability, manage organizational risk, and build reliable operating processes.

At Axiom, Sunshine oversees association accounting, financial reporting, budgeting, assessments, billing and collections, administrative systems, internal controls, compliance, and long-term financial planning. She works to ensure that HOA boards receive accurate, understandable, and timely financial information while association funds are handled with discipline and transparency.

Her background in auditing, fraud prevention, information systems, and risk management helps Axiom protect association resources, improve operational accountability, and build scalable systems that support both its communities and its property-management team.

Luke Unruh, CMCA®, AMS®, CPO®

Head of Business Development

Luke Unruh brings deep local knowledge and practical experience in community association management, mountain property operations, and client relationship development.

As Head of Business Development, Luke works closely with HOA boards, community leaders, and property stakeholders to understand each association’s needs, develop responsive management solutions, support new-community transitions, and strengthen long-term client relationships.

His experience includes board communication, property inspections, vendor coordination, maintenance planning, pool and spa operations, contract development, and community-management support. Luke’s understanding of Summit County properties helps Axiom develop practical solutions for the unique operational and maintenance challenges of mountain communities.

Jade Trespeces

Senior Account Manager

Jade Trespeces is a skilled professional with expertise in operations management and client relations. She holds a Bachelor’s degree in Nursing and a Master’s degree in Business Administration, along with specialized training in Medical Aesthetics.

Beyond her career, Jade loves to travel, try new cuisines, and explore new places. She finds that traveling refreshes the mind, broadens perspectives, and enhances adaptability, helping her grow both personally and professionally.

Every member of our operations team is a Certified Pool Operator. This training helps our team understand pool and spa safety, water chemistry, equipment operation, preventive maintenance, regulatory requirements, and proper recordkeeping.

For communities with pools and hot tubs, this means more knowledgeable oversight, faster identification of potential issues, and better coordination with service providers — helping protect residents, equipment, and association resources.
